Difference between title deed and reality

Hello!
I am planning to buy an apartment but have a concern about it. It is a 2-level apartment, total about 100 square meters. Both levels have living space (bedrooms, living room etc). However, the title deed mentions that it is an apartment of 50 square meters with 50 square meters attic.
I believe this change was not done by the owner (as the so called "attic" has 2 bedroom and the bathroom), but it was done by developper when they applied for title deed, but I am not sure what issues it can create for me as a buyer. Can I have issues with reselling it later, or loan application or anything else? Is it worth buying it? or it is a risky investment?

It sounds as if you've been looking at a duplex apartment - I don't know why they've called the upper floor an "attic".

If the developer built it like that, there shouldn't be a problem.

Is there a proper staircase to the first floor? Is the bathroom plumbing integrated into the system? does it have windows & doors? And are the walls on the first floor solid - or partition (plasterboard)?

If you can send me details off the Title Deed in a message shown highlighted in yellow below, I'll check on the DLS database to see if it shows anything to cause concern.
