Matthew,all your tips are correct but you have missed something......BARKING DOGS......I would suggest to potential buyers (or even renters)to check out the properties they may be interested in AT ALL TIMES NIGHT AND DAY for neighbours who could have dogs that bark uncontrollably.
For example,a friend of mine has had to leave his rental property at substantial cost because of his neighbours barking dogs.I have also another elderly friend who owns his property and can not sell or move despite his neighbours dogs making him ill. Complaints to the authorities have fell on deaf ears.
It really is a problem on the island.I have mentioned this on other forums and been met with abuse (from barking dog owners of course)

Barking dogs can be a problem - and so can cockerels that start crowing at the crack of dawn.
Personally I don't have a problem - three of my neighbours have dogs and they don't bark.
If they are a particular nuisance and the owners cannot keep them quite report the matter to the police.
