Hi,
We live in a development which consists of a row of townhouses made up of both pitched & flat roofs.
Some of the water tanks on the flat roofs belong to the properties with pitched roofs. Could anyone give any advice as to whether the flat roofs would be considered communal property & therefore be covered by the annual maintenance fee or who would be liable for maintenance costs.
How does this townhouse situation differ to an apartment block where the roof is considered communal as it holds everyones water tanks?
I'm hoping that someone may have encountered a similar issue & be able to share any advice.

You'll need to check with the Land Registry (or your developer/his architect). One of the things that the developer has to do to get the building/complex registered as jointly owned is to provide:
"approved architect’s plans of the sectional view of the units and the general alignment of the buildings showing clearly the extent covered by each unit, the jointly-owned spaces or any limited jointly-owned property."
