How safe is an investment in a residential plot, taking the legal and political landscape into account?
Assume I buy a plot which is zoned residential, eg blue colored in DLS. I want to build on that, but maybe only in a couple of years.
Can is legally be zoned back to agricultural? If legally possibly, is this politically likely to happen? Has this ever happened?

I've never heard of residential land being rezoned to agricultural.

I stumbled accross a news post today where there was some talk that the environment department recommended the abolishment of the tourist zoning in Kathikas. The article was written before the Akamas local plan was is force (if it is already?). I am not sure if it actually happened, but apparently at least the environment department thought it is legally possible to downgraded an existing zoning. I wonder if that entitles the land owners to compensation?

I can tell you from my own experience. There are buildings either side of it.
Later they decided to take some m2 for the road, noting I was already on the road, with no compensation. Then in 2007, the introduced the local plan and changed the zone to Da1 meaning 0.001 build and cover. They made it forestry (as we call it) with NO compensation.
Had I made an application to build, they would never have rezoned it. This means I cannot utilise it and they still send me a bill for sewerage!!!

Thanks for sharing your story. Sounds like like are some risks. So instead to buy land and leave it empty for years, maybe better to immediately apply for a permit for a small shed and then later for an "extension" main house.Pantheman wrote: 16 May 2024 11:41 I can tell you from my own experience.
