I see the zone Πκ3 quit a bit. A tourist zone but only 1 floor, 5m height. It seems largely underutilized, I assume because developers can't cut it up into tiny plot and built 2 floor villas. Plots would need to be twice the size for the same sqm size house, so less profitable.
What's the rationale behind a 1 floor tourist zone? Why do these even exist? Truly curios.

This is residential land with restricted use and can be found in Neo Chorio, Druseia, Ineia, Pano Arodes, and Kathikas. It has a building density of 25%, maximum coverage of 25%, and you can build a single floor, maximum height 5 metres.
