Hi
A neighbour who is selling his villa said that his purchaser asked him for title deeds issued within the last 6 months as the bank asked for these. His purchaser said this costs 30 euros with 2 trips to Limassol.   Is this the case with all sales now?  Does it apply to a cash sale ?

It's the purchaser's responsibility to to instruct their lawyer to carry out a title search on the property. The cost of the actual search is €20, but the lawyer will include their fees for doing the work.
It does involve two trips to the Land Registry office - one to request the search and a second to collect the results.
All purchasers should instruct their lawyers to obtain a title search, regardless of whether they are paying in cash, to ensure there are not buying a 'pup'.

The buyer is asking for title deeds not a search. Also it is normal to have updated title deeds for transfers and they have to be within 6 months.
Title deeds are €10, you can ask for all co-owners on it if there is more than one owner.
The can do this on line by registering on the Ariadni site, but they need to be in Cyprus to do this as they have to verify their ID.
When you do it online, they send you a pdf file first and then post the original official versions to you.
That said a search is always a good idea!
