Taking Electricity to a plot of land

I have a very vague question but one that someone that has done this can answer.

Has anyone built a house and had electricity connected to the new build? New build not in town or centre of a village but on the outskirts with hardly any other builds nearby.

I am interested to hear the furthest you were from the mains supply and what the cost involved was.

Alternatively, the other option is a generator but this doesn't sound too efficient?

If you have a Building permit the electricity board will connect you up, however, depending on distance you will have to pay for each post to bring it there. There was a time when the first 5 posts were free. If you have no building permit they won't connect you. Instead of a generator, you should use Photovoltaic panels with a battery system for evening use. Much better that a noisy, dirty generator.

Thanks. Looking at the land survey, the nearest post might be around 400 metres away. So I am intrigued as to what the potential costs might be. If its £5k -£10k Euros its within potential budget but anything above will have to consider alternatives.

Of course, when we get closer to the time to start the wheels in motion ill contact the electricity board etc but I was hoping someone here has some experience so I can get a rough idea.

Sounds like you maybe referring to agricultural land. If so it’ll be very difficult or impossible to get any building permit meaning the electricity board will not even entertain you. If the land you refer to is residential you may have a chance. Every case is different and things do change, best to investigate it once you are ready to proceed.

Following up on Pan's reply - have you seen the Title Deed to the land? If so, I'll contact you for the details.

Many years ago a friend had electricity brought to his plot. As I recall it cost CYP300/pole. Also check out the FAQ on the Electricity Authority's website at https://www.eac.com.cy/EN/EAC/FAQ/Pages/default.aspx

Thanks for the replies. According to recent regulations you can build on agricultural land at 10% if the plot is +6000 sq m. This is over 6000 sq m. Thats how I understood it.

The land is classified as a 3 with 10% build and 2 floors.

There is a couple of builds in the vicinity. The land is around 1 mile from the built up areas of the village.

Can you point us to these 'regulations' as I have not heard of such rules. The size of the land is immaterial, it is the overall planning policy and development plan of the area. Where is this land based??

Also the %ages quoted do not necessarily refer to residential builds, but mainly for agricultural buildings such as barns, storage, animal shelters.

Again, I would highly recommend a visit to the local planning department and ask the opinions, you can request these officially by making an application. Although in general agricultural land is no longer available for residential development, I understand that different districts can make certain exceptions.

If you are non EU, this may be another hurdle, as you cannot transfer title as it is over sized (max 4000m2).

I am Cypriot born in the UK with a Cypriot ID :) So much less hurdles to deal with.

It has been verified that we can build on the land. I am trying to get my head around some potential costs and hurdles before I am in the position to make the final plunge. Which will be very soon.

I have my heart set up on this location rather than in the village.

Lets not start on water.

My logic is that if there where 3 houses built in recent years within a 1/2 mile, Ill manage to build one here depending on what the costs implications.

The best help Google gave me is this forum :)
