People coming of the street

People keep coming off the street before shopping or after . Some people are just driving to our complex and just using the pool when finished they drive off what can we do there are know locks on the gates because they are wooden ones.

This is something you need to discuss with your Management Committee - they need to improve the security of the pool to prevent its unauthorised use.

Thank you Nigel . the developer managers it because the complex is not finished.I have spoken to them but some don't pay service charges

Dear Christina

If your developer is unwilling or unable to manage the complex properly, the residents will have to take it out of the hands of developer and set up a Management Committee. It doesn't matter if the complex has not been completed or the Title Deeds have not been issued, you can still set up a Management Committee.

Alternatively the residents could try and force the developer to improve security by threatening to withhold management fees until he does so.
