DOES INTERNAL WORKS AFFECT TITLE DEEDS?

We currently have a brick, tiled roof car port and want to make it part of the house by changing an existing window into a door, this would give us direct access from the house and the car port could then be used as an additional room. Can you advise if these changes would affect the cost of our title deeds please.

Hi JBS54SS58 and welcome to the forum,

I wouldn't call this 'internal works' - you are increasing the habitable area of the property. I doubt that the planning authority would approve of these changes on two counts:

By increasing the habitable area you may exceed the planning density.

If your car port abuts a boundary wall you will not be allowed to convert it to a habitable area.

(And as it's a car port, I expect you'll need to add a couple of walls?).

Best to talk to the planners.

Also, remember that the house is not yours until you have its deeds registered in your name. Until then it is owned by the developer and you will need his approval (as well as planning authority) before making any changes.

I doubt the will add to the cost of the title deed, but they will stop you getting them.

By merely changing a window into a door is enough to get a rejection at final approval stage not to mention adding walls and making more living space.
And I would suspect that if you had a copy of the planning permit it would state that the car port/garage is to be used solely for that purpose.

Better not to do anything yet until you get your deeds. If you did, the developer could demand you change it all back at your own cost.
