Title deeds

We purchased a plot of land from aristo builders which we have title deeds for, the deal was that they must build the villa which they did.
Do we need title deeds for the villa to sell it ? Or are the land deeds enough ?

You do not NEED title deeds for the house to sell, you can sell with just the land title.

What I don't get is why Aristo, didn't get you the final certificate so that you can get the house registered to your land title. After all it should have been in your original agreement to produce all legal licences AND Final certificate. Assuming they built the villa to spec???

I would go ask them about this, it would be in your interest.

Hi Trevor

Just to add what Pan has said - in terms of title, land and anything on that land are inseparable. So if you have title (ownership) to the land, you also own the house.

(And you need to check with Aristo about adding the house to the deed).

Thanks Nigel

Our solicitor got Aristo to issue deeds on the land before the house was built to save on the stamp duty, which we did at the time, we are meeting with her in sept, so will discuss the action we need to take if any.

Hi Trevor,

I'm not sure that Aristo can add the house to the Title Deed as they do not own the property - but they should get you the Certificate of Final Completion - and provide you will all the necessary architectural drawings and permits so that you can arrange to have the house added.

I went through the same process for our house. We bought the land in 1992 (and got title) and then built when we moved to Cyprus permanently in 2002. Once the house had been completed and the Certificate of Final Completion had been issued, our architect gave us all the plans and permits and we went to the Land Registry and filed an application.

It took eleven months to get the Title Deed updated (which involved a couple of visits from Land Registry surveyors) - and it cost us around €50.
