Title Deeds
I am very confused re: title deeds (the internet has many conflicting webpages) I have been given a copy of Title deeds. It says nothing about the house build size, covered and uncovered terrace nor style of house. If the rules are very strict on the house build size, covered and uncovered terrace areas, why arent they included? How do i know if the build size complies with the percentage build allowed? Also how can i find out if the house build size can be increased without hiring a lawyer?

The Title Deeds should provide you with an outline of your plot and the house as it is located on that plot.
The size, etc. is not shown as the Title Deed would not have been issued unless the property complied with the permits issued for its construction.
It is the Planning Department who will be able to advise you on the allowable density, etc for your area - the Land Registry concerns itself with the property ownership and related aspects of property.
If you want to know whether the size of your house can be increased, the Planning Department will be able to advise you.
(If you bought a resale property, there is a possibility that its previous owners made illegal changes/changes - these would not be recorded on the Title Deed).

Your details are very limited to be able to give a more exacting reply, but i wonder.
You say you have a copy? Is your name on it? Why not the original?
Are you certain it is of your plot/property?
Did you buy the house and received this deed?
It woukd seem you have the title for the land ( and everything on it) thats why there is no mention of the house. To get the house on the deed, you need to have the Certificate of Final Approval and this you get as long as the original construction conforms to the plans.
If my assumption is correct about what you bought, then you should least have (your lawyer should have made sure you had) the build permit paperwork. This will show plans, allowable size and so on. If your plot is a residential plot, depending where it is, it is likely to be 90% build density with a 50% cover density.
Tell us the size of the plot and we can work out the details for you.
