Hi Nigel,
I understand that there have been major changes in lhe planning law since last year regarding building houses on agricultural plots, but have been unable to find clear information. I am currently looking at 10% plots, but am concerned that buying land in the countryside may mean I can't get a permit to build. Any info will be most helpful. I note that sellers of land on the internet aren't warning potential purchasers about the new law.

It has never (in my memory) been the case that land could be built on 'automatically' - and it is essential to check before buying any land that it can be used for its intended purpose.

The new regulations came into effect a year ago and most lawyers will be able to advise you of the specific details. Antonis Loizou published an article about the new regulations on his website - New Regulations – A Messy Approach.

Nigel,
I have been advised that the new regulation states that any licence issued by end of Jan 2013 will be valid, after that development on agricultural land will not be allowed, unless under some special circumstances.
A civil engineer friend has promised to bring me some documentation on this for me to check, so beware when buying agricultural land to build, get it verified first. This is what I will be doing to plots I have for sale.
I will let you know if the info is genuine and indeed comes.

I just spoke to my Civil Engineer who tells me that these proposals have been rejected by the government on votong and that things remain as they were.
I am expecting something in writing that says this. Initially I was led to believe that it was a directive for the planning departments, but in fact it went for the vote that got rejected.
Perhaps, if you know Mr Loizou well enough you could ask him too!
I'll let you know, when I get something official.
