Help please

Hi to every one hope someone can answer my queries, the first one is do you need to have a survey for an apartment in a complex? What is included normally in communal charges? How much is a surveyif we did need to get one done.

Hi nitty59 and welcome to the forum.

I guess you are thinking of buying an apartment - and that it's a resale apartment (i.e. it isn't new, someone is already living in it).

It is always a good idea to have a survey carried out to make sure there are no obvious or hidden problems that could cost you to repair. I will send you the contact details of someone in Limassol who could do this for you - I suggest that you discuss the likely costs with him.

Communal charges cover a number of things - insurance of the common areas, their maintenance and repair, electricity and services such as cleaning. The common areas are those parts of the complex that you share with others - entrance hall, stairwell, lift, swimming pool, gardens - plus the utilities serving them.

You should have an agreement stating what you are paying for, how much it costs plus the regulations governing the building (such as if you can keep pets in the apartment, etc). You can find a sample set of regulations at http://www.picas-cyprus.com/downloads/S ... ations.pdf

Can I ask you whereabouts is the apartment and does it have its Title Deed?

Hi Nigel thanks for replying the apartment is in Paphos Paradise Gardens or Chloraka Village and they bothe have title deeds, ii have a quote from Louise for the conveyencing.

I'm pleased to hear the apartments have Title Deeds - you'll avoid the potential problems of buying a property that has yet to be issued with a deed.
