Do you have a mortgage Andy? If you do, there's a further charge involved unfortunately.

Your mortgage will need to be registered against the title - the Land Registry charge is 1% of the amount advanced.

Hi Nigel

I knew there would be more complications, i borrowed 154,900 swiss francs which at the time was not large a mortgage but with the exchange rate it is now a much larger amount will i have to pay 1% of the swiss franc which is 1549 swiss francs or 1195 euros.
It is no wonder the cyprus property market is in trouble there are so many pitfalls,that means i am paying nearly 4000 euros for my deeds on a one bedroom apartment,god help anyone with a larger property with a swiss franc mortgage.
Looks like more borrowing for me.

Hi Nigel

Hopefully i am in the final furlong now i have got my appointment with land registry with the bank and developer in May,but the bank have said i need a solicitor as my deeds will be in greek and i need to understand before i sign,is there any other way than using a solicitor to sort this issue out as obviously solicitors dont do things cheaply.

Hi Andy,

I suggest you use a lawyer - get a quotation before committing yourself. A number of the firms have clerks that know the Land Registry, so you will not be paying lawyers fees.

Hi Nigel

I am having some difficulty getting a lawyer in the Larnaca area,the company i used to buy the property dont seem interested in taking the work and another company that was recommended to me also show no interest.
Do you have any lawyers in Larnaca you could recommend to me as i need one asap.

Hi Nigel

Thanks for your priceless advise i am now in receipt of my deeds although 5000 euros lighter.
To be honest the land registry at Larnaca were spot on with the valuation and my developer said they had no problems at all with the land registry.
By the way if buying in Larnaca Lividiotis were superb throughout and would reccommend to anyone as they buy their own land with no mortgages.

I know there are many decent, honest developers around and it's unfortunate that the government doesn't stamp down on the cowboys.
