If there is no debt on a property but no title deeds can....

you cancel the contract with the developer and essentially hand it back. I know this seems stupid but I am intrigued if it could be done.

I think this is extremely unlikely.

Once you sign a contract you are required to fulfil your contractual obligations. If you fail to fulfil those obligations, the developer could sue you for breach of contract.

(But look through your contract of sale - there is a remote possibility that you may be able to do this).

unless the developer agreed? The incentive for him would be thereafter to resale the property at complete profit. I am intrigued to know if its legally possible to actually cancel a contract.

Yes - if a court decides that one of the parties is in breach of contract.

Thanks Nigel final thing for now I promise, what happens if the contract has a technicality on it for example a date missing? Would that invalid date it?
