Building area

Hi Nigel - can I ask another (probably too simplistic question). if a single story house is built on H2 land what percentage of the plot can be covered area. I believe there are other considerations like how close habitable area are to boundaries etc. but at this stage just want to understand the percentage of single storey covered area.

H2 Zone is 50% covered area and you have to stay a min of 3m from each boundary.

Thanks so much Pan - can I ask, can a pool house and a storage shed (block built) both with no windows, just a door, be built within 3 metres of a boundary wall?

I believe that these have to be a min 1.5m from any boundary. Many houses have the pump house in a large trunk like storage unit as opposed to a 'house' looking type of storage. I don't recall any issues with the planning when they have these.

Likewise BBQs cannot be on a boundary wall either.

Sorry Pan - me again!

just saw your attached reply to a post in July

‘Any building that was not approved in the original planning consent is considered an 'illegal' build. In saying that a garage can be built on the boundary as long as there are no windows facing the adjacent plot. The other building is quite common to be built and it is sort of an annex. However, in order to get final certificate (if that's the route you want to take), you will need new plans to be approved identifying these additional buildings.’

We have our title deeds and are just looking to get a permit for the buildings we have added. Just wondering what the difference is between a shed and pool being built on the boundary and the garage mentioned in the above. No windows in our constructions and they are not close to the house so can’t be linked in any way to make them habitable.

Appreciate your time.

If you are getting other areas legalised I doubt they would object to the pool house, but anything goes and you may never know until you try.

For H2 land, the coverage usually allows for about 40-50% of the plot to be covered by a single-story house, but it can vary by local council rules. Definitely check your specific zoning laws since they might have extra conditions about setbacks and other stuff.

H2 zone is 50% covered and 90% buildable area. Does not change. These are the regulations and the councils cannot change these. Set backs and boundary distance are also in the regulations and under certain conditions may vary slightly. is in a commercial setup the properties are attached!!!
