Re: land + construction + rent for non-EU citizens

An alternative route, and legal if you can purchase land is to contact your local agricultural office and ask them what size 'warehouse' (Αποθήκη) they will allow on the land for growing. They have leaflets on the amount of trees, vines or whatever that you have to adhere to and they will come and ...

Re: Deed for the plot, not for the house

When exactely does the house get listed in DLS in the Parcel Characteristics windows? Does that have any legal significance?

See Compulsory division/updating of title by the owner

Thanks Nigel, your link details the requirements for updating the title. Here's the thing: I see cases where ...

Re: Deed for the plot, not for the house

I am posting an internal link to a thread from this formun here, because it has some relevant information:
https://www.cyprus-property-buyers.com/forum/viewtopic.php?t=2605

The case is a little different in the other thread because the house wasn't even in DLS, which bring me to the following ...

Re: Deed for the plot, not for the house

Another thing I forgot to mention:

In DLS you will usually see the house listed in the "Parcel Characteristics" window and the valuation of the plot will be much higher than other empty plot in the area, reflecting that value of the house that has been built on the plot. However, no mention of the ...

Re: Construction costs: Cystat data vs reality

I'll try to make a list with a few number from here and other sources which I will link:

Cystat (2022): € 1178
Vandela from this thread (2024): € 3500
Fast Forward(2024): Starting at €1,800 Link
Cyprus Next (2024): from 1,000 to 3,000 euros Link
Dom (2022): 1200-1500 euros Link

It caught my eye ...

Re: Construction costs: Cystat data vs reality

I had an QS and now have 4 offers. One is significantly cheaper than the others, it is a good contractor and his offer is the only that resembles any of the QS numbers. There you see: they have enough work so they don't care. We are actually more at 3500/m2 - since we get a lift and a garage and ...

Re: Construction costs: Cystat data vs reality

In 2022 , the cost /sqm. alone was €1,188/sqm.

The costs include:

2. fees for the issuing of planning and building permits,

Deed for the plot, not for the house

I have come across the following situation multiple times now and I am trying to estimate the risk associated with such a transaction:

A an independant detached house is sold by a bank or specialised asset liquidation company. It'll typically be 10 to 20 years old nad have a title deed for the plot ...

Re: Construction costs: Cystat data vs reality

There is a difference between cost and price.

Cost is what the construction industry has to pay for labour, materials, etc. to build the dwelling.

Price is what the purchaser has to pay for the dwelling.

You can't compare apples and oranges.

Regards,

Good point. Allow me to follow up so we ...

Re: Construction costs: Cystat data vs reality

NO!

First you don't find a good construction company since they all are busy until for ever, and second, you can easily count in about 2000€/m2 - otherwise nobody will lift a finger. We are at 2500€/m2 now and that is the bare minium, it is an uncomplicated house with no luxury other than being ...

Construction costs: Cystat data vs reality

I am curious if the CYSTAT data on construction cost is close to reality or not. They publish this Excel doc: https://library.cystat.gov.cy/NEW/CONSTRUCTION-1995_2023-EN-120724.xls

On line 25 with the title "Average cost per square metre of new dwellings completed in the private sector (€)" we see ...

Thanks Nigel. If I interpret correctly: Seems like it is pretty much the same quality-wise, and the main difference is that different regions use different codes.
