Hi,
My developer A.Chaholis is refusing to provide proof of IPT payments, and I have noticed he is on the bad boys list owing some 249,000 euro. I have paid for 2014/2015 in full. What can I do?, can I pay the amount due direct to the government body??. I am obviously applying for my deeds.

Hi David and welcome to the forum.

You should dig out the invoices Chaholis sent you and then find proof that you've paid him. Bank statements, etc. and submit them with your application.

Or you can swear an affidavit in court (a lawyer is not needed) that you have fulfilled your contractual obligations to the vendor.

I have proof of full payment that my solicitor has and they are applying for the title deeds, but, 1. how can I find out if my developer has paid ipt and how much ipt paid. My property is near Sotira Famagusta district at Ayia Thekla.
2. How can I work out the value in 1980 prices, my house cost 132,000 Cyprus pounds in 2003/2004.
I have paid for 2014 and 2015.

If you paid IPT in 2014 and 2015 to the Tax Office, it is possible to calculate their assessment of the property's 1980 value using the rates shown at http://www.news.cyprus-property-buyers. ... id=0014973

You can't find out how much IPT your developer has paid - but if he hasn't paid any IPT or not enough it should not prevent you getting the deeds.

On another matter with ref to your article in the Cyprus news dated 5th Jan, it states that

" In cases where an application is successful, the purchaser will be requested to pay the Property Transfer Fees within 60 days of a notice to transfer the property. If the purchaser pays within the 60 days they will be entitled to a 10% reduction in the transfer fees or pay the transfer fees in 12 monthly instalments".
Is this in addition to the 50% discount mentioned in previous statements,(see below) therefore a total of 60% if paid within the deadline ?

""The Paphos District Land Office has confirmed that the 10% reduction in Property Transfer Fees referred to above is in addition to the 50% reduction available if the transfer takes place by 31st December 2016.""
