Land Register enquiry

Dear Louise
I am wondering if there is a procedure to enquire if a certain Cypriot citizen owns a land title in Cyprus?

Unfortunately Louise doesn't have the time to visit these days. If you want to get in touch with her directly you'll find her firm's website at LG. Zambartas LLC.

Unfortunately it is very difficult if not impossible to find out who owns a piece of land due to the law:

In England and Wales
  • The Land Registry operates an open register which means that copies of all documents referred to on the registered title can be obtained by anyone, subject to payment of the necessary fee.
In Cyprus
  • Information or documents in the public register of Titles connected with the ownership of immovable properties and charges or encumbrances lodged against them are treated as confidential and unavailable for public inspection.
It may be possible for a lawyer here 'with a good working relationship' with the Cyprus Land Registry staff to obtain the information.

From the way he writes this, it sound as if he is trying to confirm that a particular person owns a particular piece of land! That's how I read it.

If this is the case and he knows the land in question, he could ask in the local coffee shops (since he might also know the persons name) or at the muktars office.

if he owns land adjacent (or knows someone who does), they can do a search of the neighbours and thus verify his suspicion, otherwise the Land Registry will not divulge any details about land to another third party as you have stated.

One other alternative is to approach one of those agents that work outside the LR, offer a few quid and let them use their internal contacts for an informal yes/no answer!!!!
