Selling land

Hi Nigel, can you advise us on the best way to sell some un-developed land? How could we go about finding out its worth and go about offering for sale. Your advice would be very welcome. Thanks.

Hi charlie and welcome to the forum.

There are a couple of ways you can get your land valued:

1. Contact the Cyprus Association of Valuers and Property Consultants - see http://www.propertyvaluers.org.cy/

2. Get a registered estate agent to value the land (get 2 or 3 valuations).

As for advertising it for sale.

There are many Internet sites where you can advertise the land for sale at no, or a very small, charge.

Get a 'For Sale' sign made and place it on the site.

Use an estate agent. (Be careful though, some will charge you even if they do not sell the land - so check with an independent lawyer before signing any agreement).

I've looked at the site and the contacts. Would you have any rough idea of what the consultants charge for valuations?
I assume estate agents would also charge to give a valuation?

Hi Charlie,

valuations, in my opinion, are only really good for banks when you want to borrow against it.

Today, no one really pays any attention to what a valuer would say. Depending on the size of the land and its value you will be charged accordinly. An estate agent will tell you what he thinks he can get in todays market.

Just look for similar size, location zoned land and you'll get an idea what you could sell it for.

There are many factors tha affect the price of land and you need to consider like for like as best as possible whan making comparisons.

Just out of interest, where is the land located, size, build factor, road access, anything else you want to share.
