Building Land for sale

Hi Guys from your newest member !!! What is the definition of a 'Field' when looking at land for sale ?

Hi Gary & welcome to the forum.

A 'field' is an agricultural piece of land - in all probability you'll be unable to build on it (unless it's a greenhouse, goat shed, etc.)

You need to check the deed for zoning, building density, etc.

whilst this is generally correct, a field can also be residential land. It differs in a way as to how it is treated. A field will generally be a much larger parcel than a building plot. A field may need to leave green space, roads, access roads and other facilities. A building plot a just that a plot ready to build with no subtractions. Also, in a building plot, permits can be issued faster as they can be allowed by the district Admin as opposed to the planning department. There are other differences but suffice to say these are the main ones if we are comparing dedicated build plots with a field in a development zone. Since this was the original question I believe.

Zone must always be checked and development in agricultural land is as you stated, not develop-able
