Zone C3 Agricutural Land

Nigel, Pantherman, Anyone,

Could you tell me if agricultural land zone C3 is a protected land zone? The land in question has a registered road running alongside. If it's not a protection zone what are the chances of any kind of building permit? Is it in anyway similat to zone G3?

Hi David

There isn't a letter 'C' in the Greek language - where did you get the information?

It's most probably Γ3 (gamma) - G in English. ('Γ' is the third letter in the Greek alphabet.)

If it is in a Gamma zone, the chances of a permit as very, very little to zero. Although I understand in some disctricts they may have exceptions. You should not buy agricultural land with the intention of building without first going to the planning department and asking.

There may be a further problem, I've just remembered that following Brexit there are restrictions on what Brits can buy - see Buying property in Cyprus and visiting post Brexit

Do you already have any property in Cyprus?

Hello Nigel,

Yes, I have an apartment (purchased in the last year of the CY Pound) and more recently an agricultural parcel in Pissouri.

I don't know what you wish to do with your properties on your demise, perhaps leave it to your children in your Will?

However, as Brits can no longer own agricultural land there may be a problem if you leave your it to your children (assuming they're British or non-EU citizens.)

Even though the non eu citizens cannot buy agricultural land, there is no issue if they already own it to pass it down to their kids when they 'go'.
The succession laws allow this.

It will be interesting to see what happens, there could be a conflict in the law.

I believe those who inherit property still need Council of Ministers approval before they can own it.
