I have some nice furniture and an expensive gas fire. I want to sell these separately to villa. What per cent she of the villa sale would be reasonable to ask for these items?

You need to have what is known as a 'furniture agreement' for the contents of your property. Take a look at my article Capital Gains Tax on the Sale of Property in Cyprus. At the end of the article there's a section 'Reducing your Capital Gains Tax liability' that explains.
