Property zones

Hi,

We are want to buy some land near Polis to build a house.

We have been offered all sorts of plots from agents but we are worried that they do not really know how easy or difficult it will be to obtain planning permission or that they are are sure of the land zoning.

Where can I find a list of the land zones and the specification of what is allowed to be built?

Hi Andrew and welcome to the forum

I have a list of zones, but I don't have it with me.

It's straightforward to find out the zoning restrictions by searching the 2 or 3 character code on Google. Alternatively, you can get details of the plots you've been offered by searching the DLS database. I wrote an article on how to search the database, which you can find by clicking here.

It's not only the zoning you need to consider, you also need to look at coverage, density and height.

You run a strong possibility of not getting a permits to build if you are buying agricultural land.

If you want to build a house buy residential land to be sure.

Unless you have an EU or Cypriot passport you also encounter some issues with the council of ministers and not be able to transfer immediately to your name the land until the house is recorded upon it. You need to speak to your lawyer to better advise you.

You reminded me Pan, non-EU citizens are only permitted to buy:
  • A villa on a building site or a plot of land not exceeding 4,014 sqm.
  • A piece of land not exceeding 4,014 sqm provided that a residence will be built for owner occupation within three years.
