Horizontal Shared Title

Hi,
Can anyone explain if horizontal/ shared title deeds ( as opposed to vertical/separate title) are a disadvantage when selling or if it would cause any red flags for a potential buyer?

We are a development of just 4 detached houses built on a plot of land which is currently registered in shares to the current owners of the 4 houses.
Our developer has walked away and the architect isn't proving very helpful.
We are trying to renew the necessary permits for final completion certificates to be able to get full title.

The original applications were for horizontal title which we believe is not separate title. The houses do not have any shared services such as sewage or garden space however we do share an access road with right of way to the public road.
Is horizontal title usually only applicable for apartment blocks, and would it be an issue when selling a individual house with horizontal title?
We don't want to be faced with issues further down the line with horizontal/shared title.

We'd be grateful if anyone has experience they could share with us.

The method of separation has no bearing on price and no advantage/disadvantage is present.

The method of separation define as horizontal is usually for apartment blocks and the vertical for individual separate properties.

I would expect a vertical separation for the 4 individual houses on that plot.
