Can I build and live on agricultural land

Post by Lucianno »

Hello!
I have the option to buy this land:
Agricultural land 1227 Square metres. The property is zoned as Γ3 (agricultural) with 10% building density, 10% coverage,It has irregular shape sloping surface and it is landlocked.
Subject to VAT

What do I need to bring there a "lyomena spitaki" ready made container house of 36 square metres. (Much less than 10%)
I intend to use the land to cultivate vegetables and alo to live in the small house.
I also intend to bring my ready made solar system so no energy will be necessary, only water and the land has water utility near.

Many thanks in advance!

There is no VAT on the sale of agricultural land first off.

When you say a water utility, what do you mean?? If it is the village water supply they will not connect you, you option is to have a borehole drilled to draw water. Normally you would need a permit to draw water, but many just drill and use.

You need to consider a well for your sewerage since it must go somewhere?

Usually you can get away with a 'lyomeno', without too much trouble.

Good luck.

Not that I have heard of yet. It wasn't a ban, it was a ban of any applications (until 30/4/20), building on agricultural land is at present always a no, depending as I stated before.

Given the problems we are facing with the virus I doubt they are even thinking about this right now! We shall see. As soon as I hear I will let you know.

Hello everyone and thank you for answering me!
The land has only water supply, probably own water supply not connected to the network.
Sewerage I intend to build.
My plan, if I need nothing else is:
1)Make a cement foundation. On the foundation to put 4 big cement blocks as house legs.
2)Bring the ready build container house there.
3) build the sewerage and connect the pipes (water and evacuation)
(I intend to build the sewerage my own and make water connections)

The question is, what authorisations I need to be able to make everything on that land, is it even possible?

As I’m considering something similar I’m wondering where did you go with your plan?
As far as I’m aware you can bring mobile home(leomeno) and live in it. Connecting to water would depend of the Muktari of the area and for electricity it’s way too much hassle. It’s cheaper to install solar and generator system.
I’m looking at a agricultural land that has some illegal building started, but not finished. I’m wondering if I finish it and start living in there what issues I can face? I understand I won’t get tittle deeds for the building, but it doesn’t really concern me. The only thing is to get permission to get water meter and to get connected to the water, but borehole(well) or those lorries that deliver water could be alternative way to supply water for washing. The plot has frontage of registered path, that I believe is the same as registered road with difference is that it’s a dirt road... or I’m wrong?
