Log cabin on agricultural land

Post by Paul Raymond »

Hi everyone,
I would like to buy around 2,000 sq.m. of agricultural land between Nicosia and Limassol, to grow trees but also build a small "glamping"-style hut with a bedroom, tiny kitchen and bathroom so I can spend weekends there.
Has anyone tried something like this? Is it possible? Will I need / can I get planning permission for such a building? What are the potential pitfalls?
Many thanks!
Paul

Hi Paul.

Almost every agricultural piece of land has a small density allowance. This is meant for small agricultural stores and other agricultural facilities. No reel residence is included in the list but a space with a kitchen and a toilet that you could call "workshop" could fly. No fancy thing (and definitely no swimming pool). An application for a permit will be required

.. and only if you have a registered road access of the min width.

If you do apply, call it a store area, you might get luck, but there could be other criteria that would need to be taken into consideration. Generally, agricultural land is not for development and they are taking a strict stand on this, but you will never know until you try.

May I suggest that when you find the land and agree a price, that the owner applies for the building (at your cost of course) and if granted, you buy it, if not you don't otherwise you might make an expensive mistake.

Good luck.
