Looking to Buy Property in UAE

I'm a Germany national and been living in Abu Dhabi for the past 5 years. I have a property on rent, but I'm now looking to buy one as in investment.

What loan to value ratio can I expect to get?
What do I need to provide to meet the eligibility requirements?

however, I don't have a credit history which I assume could be a problem?
