My husband has just suddenly died. We applied for the title deeds some two years but are still waiting. The house is in both our names, we have UK and Cyprus wills which have been amended by Louise so they reflect UK law. Can I sell without title deeds? If so how?

My condolences on the loss of your husband. I'm afraid you'll have to wait to sell up until your late husband's will has gone through probate. Until probate has been granted his estate will remain frozen.
After probate has been granted you can sell but your purchaser will need to use an assignment contract.
