Registering for Tax/IPT

Post by susiecoo »

Morning Nigel.
We have the deeds for our property and I've read that we need to register for Tax/IPT in Paphos.

I understand from my solicitor that we would have received a Tax reference number when she transferred the deeds in to our names and have been told these will be forwarded on to us.

Does this mean there's nothing more for us to do in regards to this matter or is there another form to complete?

Many thanks

Susiecoo.

Hi Susiecoo

If your lawyer has already registered you at the Tax Office, there is nothing more you need to do. But I suggest that you check with your lawyer what he/she put down for your home address because you want the IPT demand to be sent to your UK address rather than the address of your property in Cyprus.

Thank you Nigel.
I've requested the info from my lawyer but can I just ask if there's a particular form/number I'd need to complete at the Tax Office should they hold our Cyprus address please?

Would they only need a passport of proof of ID too?

Regards

Susiecoo.

Hi Susiecoo

It's a Form I.R 163A, which needs to be accompanied by a clear copy of the relevant page of your passport,

The Tax office will not send the IPT demand to UK address. They will only send it to a Cyprus address.

Registering for Tax/IPT

Post by susiecoo »

Thanks Pantheman.
I was going to post a reply as that's what my solicitor emailed saying too.

Another deed question if you don't mind please:
How would one know if deeds issued were clean/free of incumbrances and violations that I've seen written about?
Would a note be on the deed itself (if yes, where would it be found) or would it be written seperately listing problems?

There was a lot written about deeds which may have varying stages of completion attached and I'm a bit lost to be honest. I wasn't informed of any problems when my deed was issued last year, so I'm hoping I'm home & dry, but it's still a question being batted around though.

Many thanks to you & Nigel - your replies have been really helpful.

Regards

Susiecoo.

Yes - we'll have to do something about that. (That was not the impression I got when I spoke to them last year.)

You will need to ask the Land Registry to carry out a Title Search - the search results will highlight any encumbrances blighting the title. More information, guide and forms at http://www.news.cyprus-property-buyers. ... /id=004888

I haven't seen any deeds that note planning violations, but this will be written somewhere on the deed - and may also be shown on the search.

Any encumbrances would prevent a title transfer to you. It is fair to say that if the developer has managed to transfer the title then there are no encumbrances.

I have not seen either any deed with any violations yet, but they would be listed on the title deed under the heading 'ΣΗΜΕΙΩΣΕΙΣ'

I'm very confident that this will change this year and that IPT notices will be sent to UK and other addresses outside Cyprus.

I received an email this morning from someone living in the UK who has received their IPT Notice. So it looks as if the problem has been resolved.
