Complex joint insurane.

Post by henryj10 »

I live on a coplex that intends to have a joint complex insurance for the 20 + properties and pool. The problem is the pool does not have a licence so asked if this could affect the insurance the reply was no as Peyia has never given out licences so it does not matter can this be right.

Hi Henry

It's illegal to operate a swimming pool without a licence. If your committee uses it without a licence they face a fine equivalent of CYP 450 plus a further CYP 50/day if they continue to allow its use.

If your Management Committee continues to allow the pool to be used and someone injures themselves (or worse - see Seven year old dies after swimming pool incident) they will be held personally responsible.

Even if the MC had public liability insurance, they couldn't make a claim as they were operating the pool illegally.

Your MC needs to approach the Municipality to see what's needed for a licence.

The MC or more so the leader says do nothing that will rock the. The thing i am more concerned in if a claim by a housholder was made would the unlicened pool affect it. The committie and the broker says it will not.

I suggest you speak to the insurance company directly rather than relying on the word of the broker.
