Re: Taxation

Dear Lynne I have not heard of this happening before and I am very surprised. If you made a capital gain from selling the property that should be subject to Capital Gains Tax. You would have been liable for Income Tax on any income you made from letting it. What was your lawyer's opinion on this? Th...

Re: Title Deed Question

Hi Brian, Believe it or not, I'm on holiday again in the UK catching up with old friends and the rellies. There's not much you have to do apart from going to the Land Registry with the developer (and possibly your lawyer) to hand over the Property Transfer Fees. You'll need to take your passport wit...

Re: Is it really as bad as it sounds?

Hi Helen I don't know what (if any) early settlement fees Alpha will charge you - if you take a look through your mortgage agreement, it may have some information. If not, contact the bank and ask them - they have offices in London. Forget holiday lets, the market's dead. You need to go for long-ter...

Re: Is it really as bad as it sounds?

Hi davo and welcome to the forum, Many people are in a similar position to yourselves - the fall in the value of Sterling against the Euro + the fall in property values + the Cyprus banks increasing their margins have all taken their toll and increased mortgage repayments dramatically. I feel that M...

Re: Is it really as bad as it sounds?

Hi paphos105 and welcome to the property forum, Firstly, let me assure you that you are not the only one with this problem. Many people have bought property only to discover that they have made a decision that they later regret. Regarding your lawyer - he should have deposited your contact of sale a...

Re: charging communal sqm

Hi rollwithit and thanks for your comments.

As far as I am aware, there is no way around the sq.m. basis for fee charging - this is set in the law. What you can change are the regulations that govern the running of the management committee.

Re: Common Expenses

Hi John and welcome to the forum, The apportionment of management costs is based on the relative sizes of the properties. So a 80m2 apartment will pay half as much as a 160m2 house - and everyone needs to contribute towards the costs regardless of whether they made use of the common areas or common ...

Re: Confirmation of rental agreement

Hello Filip

For rental agreements it is normal to pay one month rental as a deposit and one month in advance. But this can vary according to your agreement.

Re: cracks appearing

Hi northernbelle and welcome to the forum, It sounds to me as if your apartments are suffering from 'routine defects'. Unless stated otherwise in your contract of sale, you will have a guarantee for defects for a period of 12 months from the date of the delivery of the property - and I see that your...

Re: land values

Hi suenat1 and welcome to the forum, I agree with Pan, what you have been told is rubbish. Land prices are very variable and mainly depend on location, zoning, outlook and land conditions. So if your land is situated on the shoreline or in a city/town centre it will be worth considerably more than a...

Re: Swiss Franc Mortgage

Hi Andy and welcome to the forum, Unfortunately many people who took out a CHF mortgage are being hit by the exchange rate - plus some of the banks have increased their margins. There's an article in my magazine that you may find useful at http://www.news.cyprus-property-buyers.com/2009/05/13/help-%...
