Re: Buying agricultural land after brexit
If you are non EU this is correct. You could only buy a build plot up to 4000m2 to build s single dwelling on and the title will be registered in your name once the house is recorded on the title. No EU can only have a max of two titles anyway. Edit: You could always rent a small piece of land for s...

Re: New planned road outside home
Hi mgeo As far as I am aware, there is no formal method of objecting to a road. I think you've already done everything you can by raising the issue with the Municipality. As the planning department will be involved in the proposed extension, you could also raise your concerns with them. Regards, Ni...

Re: No title deeds - incomplete external works
@pantheman I already have an important update. My Mum sent a message to the developer yesterday asking "Do you know who owns the land title deeds?". He came back immediately and said that he has the title deed and "if you wish I can try to transfer the land". We are now extremely sceptical - this g...

Re: No title deeds - incomplete external works
Do you know on who's name the land title deed is?? Dear Pantheman, Also, thanks for your kind words and reply. In all honesty, I'm not sure if there are Land Deeds, or who owns them. I suppose the bankrupt developer? We will try to find out. Do you know can I ask the Land Registry? - It would speci...

Re: No title deeds - incomplete external works
Dear Robert,
My condolences on the loss of your father.
I am trying to understand this setup. Are you saying you are a single house on a plot or on a development??
Do you know on who's name the land title deed is??
If you can clarify, perhaps I could offer some alternative, depending.
Cheers

Re: Capital Gains Tax between Cyprus and UK
Hi donotjudge Capital Gains Tax is paid in the country where the gain is made. In your case Cyprus. But you will also pay CGT in the UK as you're a UK resident. But you may be able to claim relief in the UK to get some of the tax you paid returned. I suggest yo talk to a tax specialist. Nigel, I th...

Re: Horizontal Shared Title
Hi, Can anyone explain if horizontal/ shared title deeds ( as opposed to vertical/separate title) are a disadvantage when selling or if it would cause any red flags for a potential buyer? We are a development of just 4 detached houses built on a plot of land which is currently registered in shares ...

Re: Land Ownership
Hi, I need to find out the ownership of land bordering my property. The DO is asking me to do outstanding works which should have been done by my now bankrupt developer. This work is not on my land and I need to contact the legal owner to discuss. I'm fairly sure it's not just a matter of visiting ...

Re: Land under different ID number
Hello, Firstly i replied to you pm. This situation does happen the issue ‘Temp’ numbers to register lands to when the don’t have the correct id no. Take all titles your father has with his id and they will reallocate the land to his id. If you are not Cypriot or EU citizen you won’t be able to trans...

Re: UK Citizen - status for property purchase in Cyprus
Hi, I have the same question as the original poster. I am a UK citizen living in Cyprus with yellow slip. I want to buy a building plot that is about 4300 SqM, so bigger than the 4014 SqM limit for non EU citizens. Does anyone know if the limit can be varied? I know I could buy as a company, and no...

Re: Selling of Property if non resident.
Our property is on the market at present. Having taken legal advice it seems we have to prepare a mountain of paperwork and get some of it signed by Consulate of Cyprus and some if it notarised by a lawyer in our country of residence. We are British but reside in France. I would be grateful for som...

Re: Property Without Title Deed
Thank you everyone for the answers. I was provided with a the "incentive program document" in Greek (I attached it), where it says that can be legalized extra 20% or 60 sqm, what is biggest. Does anyone know this version of the program? https://drive.google.com/file/d/17edjUuGcdOjGNMb2YhKE4Sg7neV6C...

Re: Property Without Title Deed
Hi Nigel, Thanks for sharing your thoughts, appreciate your help. Do I correctly understand you that the building coefficient can have an extra 20% according to this incentive? An example, if the current coefficient is 20%, if it's approved it will be 40%? Thanks It is my understanding that the inc...

Re: Recommended estate agents, Paphos.
Hi Nigel, yes I have the title deeds. Thanks for the information, very useful. Any idea how accurate these valuation are? Do they tend to over or undervalue land? They have my land increasing in value by 50% between 01/01/2013 and 01/01/2018. These are not market values, these are general valuation...

Re: Legal procedure to allow using private neighbor road
Dear Louise I have a land in Cyprus and there is a public road in front of my land but it is much more convenience if I use my neighbor private road. I have good relationship with my neighbor and till now I am allowed to use their private road to bring building material... I asked them before if I ...
