Re: Title deeds are going to be ready!
When you give power of attorney to a Cyprus Lawyer and pay his bill in full does that end the contract. If you are talking about a contract with your lawyer, that all depends on what the Power of Attorney document says. If you are talking about your contract of sale to purchase the property, I doub...

Re: Ability to sue without Title Deeds
It would appear so. I know for a fact that Management Committees have been set up on the Eastern side of the island by people without Title Deeds.partner wrote:Are different land registry offices saying different things?

Re: faulty solar panels
Hi scott I suspect you have a direct system in which the water runs through the tubes to get heated. If the water is hard, calcium deposits build up and eventually cause them to corrode and fail. I doubt if you would have any more than a one-year warranty. I know that many of the developers use chea...

Hi Steve I see that your original question was posted nearly 2 years ago - have you made any progress? You may not need drainage holes in the walls, providing they are built strongly enough. We have one wall that is more than 2 metres tall without drain holes. It's been standing for 6 years now with...

Re: Statutes concerning illegal land transfers
Hi again EuriJohn
As far as I am aware, there is no statute of limitations on the illegal transfer of land or it has been suspended. As you may appreciate this comes as a result of the northern part of the island being occupied.

Re: another newbie to the cyprus property forum
Hi EuriJohn and welcome to the forum. This is quite a complex issue and I think it best if you contacted the Cyprus Embassy in Washington at http://www.cyprusembassy.net/home/ and ask their advice. The laws of inheritance in Cyprus are different to those in the USA and if someone dies intestate (wit...

Re: Revaluation of properties with loans?
I was reading an article not so long ago that reported that mortgage transfer fees had been reduced. Unfortunately I cannot find it - so it maybe worthwhile checking out one of the banks again.

Re: Revaluation of properties with loans?
Hello sofia
Have you thought about switching your mortgage to another bank? It may be worth speaking with some of the other banks to see if they can offer you a lower rate/costs.
Is it the Societe Generale Bank you are with at the moment?

Re: Revaluation of properties with loans?
Hello sofia and welcome to the forum, I have not heard from anyone else who had received similar letter from their bank. When you say the bank is SG, do you mean the Societe Generale Bank? The only reason I can think of why the bank wants to revalue your house is that it is revaluing its loan book. ...

Re: title to land
Hi suenat1 As your partner (Richard) was born in the UK, he can leave his share in the land in Cyprus to whomsoever he wishes in his Will. He should also have that Will made in Cyprus as this will speed up the process (and reduce the costs) involved in Probate. Should Richard die intestate (i.e. wit...

Re: title to land
Hi suenat1 A couple of questions - is your partner Cypriot - and has he made a Will? The law is different for Cypriots and people who/or whose fathers were born in the UK or in a Commonwealth country. Under Cypriot Law there is a system of forced heirship. E.g. If a person dies leaving a spouse and ...

Re: Buildings Guarantees
You're welcome Helen, Unfortunately there isn't an equivalent of the UK NHBC 10-year guarantee in Cyprus. There's an article in my magazine that explains the typical guarantees you get at http://www.news.cyprus-property-buyers.com/2006/12/17/structural-and-routine-defects/id=00101 There are several ...
