Re: New tax at Land Registry for applying for deeds?
Hi Pan, Our replies to bugsy crossed in the ether. I have not heard of the 0.5% charge for depositing an assignment contract before - and a number of assignment contracts have been deposited in the past without the need for this payment. Do you know when it was introduced? The charge for depositing...

Re: New tax at Land Registry for applying for deeds?
We paid cash. We were told it was a tax for registering the assignment agreement. After that we paid transfer tax and obtained deeds (to be posted out). We were doing everything on the same day and it was seen as avoiding the tax so we had to pay that first. Our solicitor said this was not done in ...

Re: Cyprus Will
Just write a new one, discarding all previous wills and keep that.
Then you can name whomever you want as executors.

I have a contract signed by the developer which states there is no mortgage or any other encumbrance on the land dated 12/2006 11/2007 the developer took out a mortgage on the land of the complex. I do not have the title deeds yet although I have an...

Re: IPT and Certifictae of Completion
Hi Nigel Am I right in saying that, if you own the title deeds to your land but have not yet been issued with a Certificate of Completion for your build, then the IPT can only be based on the land value? If this is the case, then what happens if a developer has never provided you with your Certific...

Re: Question for Nigel
Thanks Nigel,
I have looked through this and I do not see anywhere, that it is a staggered calculation.
Perhaps I will ask at the tax office next time I go that way.
Cheers
Pan

Question for Nigel
Nigel, from your newsletter, you state the following : How much Immovable Property Tax (IPT) will I pay? The amount of tax you pay will be calculated by an Inland Revenue officer and will be based on the total 1980 value of all the properties registered in your name as shown on their Title Deeds – o...

Re: IPT - Joint Ownership
Hi nitty59 I don't believe that you'll be able to get a refund - I guess you each paid the €75 minimum? I've had a look at the entry in the Cyprus Gazette (where all the laws are published) but it makes no mention of a refund for those who have already paid. Regards, Nigel, where to you get the Cyp...

Re: moving money out of cyprus back to the uk

No good looking at the UK agencies, they cannot really be of any help as it is s resale property and would require a lot of running around to get a sale made. It...

Re: Immovable property tax
Hello, Check your title deeds and about 1/3 way down you will see the date 1/1/1980 with a figure immediately to its right. That's your 1980 value for which you will be taxed according to the scale. If you bought land and built on it, the title will show the land value and the LR will revalue to tak...

This is my first time on the forum. I own in a resort with 90 apartments, built in 2007. Owners have not yet been offered Title Deeds by the developer. Re: Title deeds
We purchased a plot of land from aristo builders which we have title deeds for, the deal was that they must build the villa which they did. Do we need title deeds for the villa to sell it ? Or are the land deeds enough ? You do not NEED title deeds for the house to sell, you can sell with just the ...

Hi Louise, We were hoping that you would be able to advise us on what to expect now that GMP Mirror Homes have called in the receivers. We currently own a 2 bedroom apartment in Kapparis which was purchased in 2007 and we do not have a mortgage on the property. We are unsure of how to proceed and w...

Re: IPT
Hi! From which value is the 1980 value calculated. Is it the market value according to the Land Registry or is it the value in the Deed? And for the tax on a 45000€ value. Is it first 0.6% on 40000 € and then 0.8% on 5000 € ? Regards Anders Yuran The 1980 value is that which is stated on the actual...
