If your lawyer received 300+ letters, imagine how many thousands were sent to other lawyers.
All down to the incompetence of MPs.

Re: CAEDB - Tax on Sales
Hi HappyCamper The law was introduced in February 2021 that levied 0.4% tax of all sales of immovable property. The 0.4%, was to go towards supporting Greek Cypriot refugees for their inability to possess, have access to, or otherwise gainfully use their land in the occupied north. However, the law ...

Re: Boundary external wall
Hi RobertJ and welcome to the forum As he's attached a port to your property's exterior wall, he's probably guilty of criminal damage. He needs to remove it and pay the costs of repairing your wall. As Vendela has noted he's probably built the porch and made changes to his car port illegally. Regards,

Re: Co-owned flat doesn't show on Cyprus DLS portal
Hi Pan A general search of the DLS database will not show who owns the property, etc. , but it will show the location of the property, its size, and a few other bits and pieces. (I've done this before for those wanting to know how their communal fees are calculated.) At least I'll be able to see if ...

Re: Asset Backed Loan
Hi donotjudge
The best people to ask about this is a bank, but I believe it should be possible to use the land as collateral for a loan.

Re: Buying a old house by a mixed couple
Hi Tomas When your Sale Agreement is lodged with the Land Registry, it prevents the vendor changing his mind about the sale - or selling the property to someone else. It is absolutely essential that your lawyer checks with the Land Registry to check there are no prior claims on the property (such as...

Re: Buying a old house by a mixed couple
Hi Tomas and welcome to the forum. 1. You'll need to pay legal fees and Property Transfer Fees. You'll find a Property Transfer Fee calculator at https://www.zyprus.com/help/1260/property-transfer-fees-calculator 2. As you're buying in joint names, the Property Transfer Fees will be slightly lower t...

Re: Buying residential land on a main road? Access?
There seems to be access immediately opposite the plot. You could park there and walk across the road. I've been looking at the shadows cast on the road by the trees and bushes and I'm certain the land is lower that the road by the plot. The planners should give you an 'off the record' opinion, but ...

Re: Buying residential land on a main road? Access?
H4 is a residential zone, but it looks to me as if the road falls away and the barrier's there to prevent vehicles going off the road. If that's the case, I doubt you'll be given access. You'll need to visit the site and inspect it and speak to the planners to see what's possible. You'll also need t...

Re: Co-owner of land
Hi Christina and welcome to the forum. Yes, you can build on the land depending on zoning etc., but you need to remember that each of your five other relatives will own one sixth of the house and the land. I think you will also need their permission to build. The best solution for you and your relat...

Re: Swimming Pool Construction
Hi Barry I've looked through the database of laws and regulations at https://cylaw.org/ and there have been no amendments to either since they were introduced in 1992 and 1996 respectively. As far as I can see, there is no law or regulation that requires a public pool to be fenced. I suggest you ask...
