Re: Buying a old house by a mixed couple

Hi Tomas When your Sale Agreement is lodged with the Land Registry, it prevents the vendor changing his mind about the sale - or selling the property to someone else. It is absolutely essential that your lawyer checks with the Land Registry to check there are no prior claims on the property (such as...

Re: Buying a old house by a mixed couple

Hi Tomas and welcome to the forum. 1. You'll need to pay legal fees and Property Transfer Fees. You'll find a Property Transfer Fee calculator at https://www.zyprus.com/help/1260/property-transfer-fees-calculator 2. As you're buying in joint names, the Property Transfer Fees will be slightly lower t...

Re: Buying residential land on a main road? Access?

There seems to be access immediately opposite the plot. You could park there and walk across the road. I've been looking at the shadows cast on the road by the trees and bushes and I'm certain the land is lower that the road by the plot. The planners should give you an 'off the record' opinion, but ...

Re: Buying residential land on a main road? Access?

H4 is a residential zone, but it looks to me as if the road falls away and the barrier's there to prevent vehicles going off the road. If that's the case, I doubt you'll be given access. You'll need to visit the site and inspect it and speak to the planners to see what's possible. You'll also need t...

Re: Co-owner of land

Hi Christina and welcome to the forum. Yes, you can build on the land depending on zoning etc., but you need to remember that each of your five other relatives will own one sixth of the house and the land. I think you will also need their permission to build. The best solution for you and your relat...

Re: Swimming Pool Construction

Hi Barry I've looked through the database of laws and regulations at https://cylaw.org/ and there have been no amendments to either since they were introduced in 1992 and 1996 respectively. As far as I can see, there is no law or regulation that requires a public pool to be fenced. I suggest you ask...

Re: Selling flat in Protaras & Probate

Hi JK and my condolences on the loss of your father. As Pan explained, you need to do probate in Cyprus before you can do anything with your late father's share in the apartment. As your late father did not make a will in Cyprus, his estate will be dealt with according to the intestacy laws of Cypru...

Re: council of ministers

You do not need Council of Ministers approval to buy a property, you need permission to own it (i.e permission to have the Title Deed for the property registered in your name. We went through the process in 1992 when we bought our plot of land. It took around 6 months to get CoM approval. We paid th...

Re: Not able to form a Committee

Hi Barry If no-one's prepared to form a Management Committee, you can ask the Land Registry to manage the complex. Details on pages 28 & 29 of the Department of Lands & Surveys Citizens Charter . However , this will probably change when the new Jointly-Owned Building law is passed by parliament (see...

At an AGM to vote for a new committee, one owner, a current committee member was unable to attend the second meeting due to an urgent work emergency, although he had attended the first meeting. No Proxy was signed or given. The owners decided in his absence he should be on the committee. Is that le...
