Re: Cyprus Property Sales (Estate Agents)
Hello to everyone (in fact anyone) viewing this post. We are considering placing the sale of our 2 bedroom Pernera villa in the hands of a local (Cyprus) Property Sales Company, or as they are known in the UK, Estate Agent. Unless someone can persuade us otherwise, given their reputation, we would ...

Re: Capital Gains Tax
Nigel, resident or not, everyone pays CGT on profits minus deductions. If you pay CGT in Cyprus you will not pay it in the uk. That is mainly because the CGT is 18% ie less than in Cyprus. My understanding is however, if it were more you would be paying the difference. I cannot answer the second hal...

Re: TROIKA
I don't think the Troika fully understand the consequences of their demands regarding the property side of things. Without an understanding of the current property issues, it's easy just to throw ideas to make up the numbers. The problem is a complex one and simple solutions cannot be applied. Too m...

You could approach your insurance for a claim and let them fight his??
Alternatively a letter from a solicitor seeking damages might be enough to scare him..

Re: Selling property in larnaca
Hi Thanks for the reply. Can I ask is 5% a standard flat fee for estate agents in Cyprus? What happens if multiple agents are involved? Does the fee go up as here in England? Thanks in advance mark No, you only pay the agent that sells the property and the fee does not change with the number of age...

Re: Selling property in larnaca
Hello Mark, sorry to hear of your FiL. 2 ways to do this. 1. DiY - basically you advertise it, market it, deal with any enquiries, conduct viewings and deal with solicitors and banks (if any) 2 Get an Agent to do all the work for you. Sure it will cost you, but you do not have to do anything. If you...

' I think you need to keep on dreaming. Although in theory it might be ok, in practice you have more chance to win the national lottory and not have played it. If you land is on the seaside, you can bet your bottom dollar ir has been given to the turks or built upon making any such exchange impossib...

Re: Can a Seller advocate ask a Buyer to pay 50% fees ?
You are not obliged to pay any seller lawyer fees unless you agreed to do so before hand. Although I think that doing it alone was a mistake. You are going to spend x hundred thousand euros and you wanted to skimp on a thousand euros for your lawyer to make sure all is well?? Why not just tell your ...

Re: title deeds
Hi tootsie I think the best he can do is bring a civil action against you in the court. Whether he will be prepared to 'invest' in such an action is another matter - it will be expensive and the outcome cannot be guaranteed. Regards, Dear Nigel, regarding my property, he as come back from cyprus, a...

Re: Good or tricky situation!
Dear Footy, the land that the developer has encrouched upon is yours. I would go to the land registry and log the dispute. There is probably a form to fill in and one of the agents would do that for you that work around the LR offices. By lodging a dispute the developer will not be able to issue any...

Re: Good or tricky situation!
Hello Nigel, not a question this but would appreciate your view on this strange situation. We have been to the authorities about our title deeds and they tell us we can't have them because the developer who built the properties next door has built a retaining wall in the wrong place taking some of o...
