Re: Building on communal land
In addition to what Nigel has said, you cannot just take up apartments and make a Hotel Apartment business, you need to be licenced by the Cyprus Tourism Office, you need a permit from planning for such a project and certain rules need to be followed, certainly in terms of fire safety etc etc. You c...

Re: Lower commission real estate agents
I have a plot which I wish to sell and a couple real estate agents that I contacted asked for the usual 5%+VAT. I consider 5% too high, especially considering that selling a plot does not require the same effort that selling a house or flat would require, which would necessitate showing around the ...

Well you learn something new every day! :)Nigel Howarth wrote: ↑22 Apr 2022 20:57 Hi Pan
I think we both got it wrong. The PwC Tax Guide for 2022 has the following:
On the first €5,000 - 0%
€5,001 to € 170,000 - €1.50/thousand
Over € 170,000 – €2.00/thousand
I hope Cieffi has a calculator.
Cheers,

Re: Transaction costs
Nigel,
Unless it has changed recently, your comment: Stamp duty on a contract of €600,000 would be €1,200 (€2.00 for every €1,000)
It was the first 5000 was free then it was 1.5 euro per 1000. So, of 595 x 1.5 = 892.50.
Everything else you said is as is.
Please correct me if I am wrong.

Re: Taking Electricity to a plot of land
OK good luck.
would you mind telling us where this land is and the closest village??
You can email me if you prefer. When you say verified, do you have something in writing from the planning dept??
I am curious for a learning process.

Re: Building an extension
Hello PaulT, First question I have is do you have the title deed to your property?? If yes it'll be much easier, if not then you will need the developers assistance. Any extension or changes to the building always require permits, both planning and building permits if you want to do it legally. Many...

Re: Taking Electricity to a plot of land
Thanks for the replies. According to recent regulations you can build on agricultural land at 10% if the plot is +6000 sq m. This is over 6000 sq m. Can you point us to these 'regulations' as I have not heard of such rules. The size of the land is immaterial, it is the overall planning policy and d...

Re: Taking Electricity to a plot of land
Thanks. Looking at the land survey, the nearest post might be around 400 metres away. So I am intrigued as to what the potential costs might be. If its £5k -£10k Euros its within potential budget but anything above will have to consider alternatives. Of course, when we get closer to the time to sta...

Re: Taking Electricity to a plot of land
I have a very vague question but one that someone that has done this can answer. Has anyone built a house and had electricity connected to the new build? New build not in town or centre of a village but on the outskirts with hardly any other builds nearby. I am interested to hear the furthest you w...

Re: Solicitor Recommendation
Drawing up a will and administering it are two different things. A wll can easily be drawn up, but a more thoughtful selection of the executor is needed. Don’t use the lawyer as executor. Probate in Cyprus is expensive anyway, hence your executor can shop around for the best price. If you want a rec...

Re: Survey for a piece of land
I'd be interested to know how much it cost you to form a limited company - and the annual costs (lawyer's and accountant's fees). Perhaps you could send me a PM? Regards Nigel, I am already going through this for client and the company setup is around 1250 - 1300 euros. Annual running costs €350 an...

Re: Survey for a piece of land
Hi, If you want the land staked out, the Land registry most certainly do this. There is a form to fill in, unfortunately it is a unnumbered form, but they are available at the land registry. You can also approach a private land surveyor called a Topographer. May I ask: 1. Where is the land located? ...

Re: Mobile home on agricultural land !
Hello ! Thank you for answer. I inform you that I am an EU citizen. I have a big caravan that is equipped with everything you need for off camping (solar panels and wind turbines). For water, depending on the area, you can dig a well if you own the land. The question was whether one could legally l...

Re: Mobile home on agricultural land !
If you don't are not an EU or Cypriot citizen, you cannot buy agricultural land.
Putting a mobile home on it is not really an issue, but your have no electric or water as you cannot get connected to the grid.
Also ensure you have a registered road access or a right of way to the plot.
