Re: Deed pending
Hi Irini Yes - you would be buying a property without its all-important Title Deed. You can't fully protect yourself but you could hold back a decent proportion of the sale price until a 'clean' Title Deed has been issued. Do you know if the planning department has inspected the property and issued ...

Re: Co-ownership dispute
Hello Dave
As you say it's a complex situation and I suggest you take legal advice on the matter. as it's far beyond my knowledge and experience.
Perhaps someone else on the forum can advise.
Regards,

Re: Statute of Limitation on loan default
Hi TD
I expect Sunlover1972 may have resolved his/her problem as they've not been active on this forum for more than six months.
As for the Statute of Limitation Law, you can find a machine translation at Statute of Limitations Law (Law 66(I)/2012).

Re: The issuance date?
Hi MarvinTerry and welcome to the forum. I can only speak for Limassol and my situation, where the due date for payment sewerage charges for this year is 31st October. I receive an invoice from my Community Council around June, which includes my local property tax and my sewerage charges. I suggest ...

Good afternoon AntonM and welcome to the forum. I published an article in January 2021 that answers your questions. Re: Swimming Pool license
Hi Barry According to the Cyprus swimming pool regulations: Cyprus Law N.55(I)/92 paragraph 2 states that the term ‘public swimming pool’ also includes the swimming pools of buildings which are used by the owners of the units or their tenants. Regulation Number 368/96 paragraph 47 (1) states that al...

Re: Zone C3 Agricutural Land
It will be interesting to see what happens, there could be a conflict in the law.
I believe those who inherit property still need Council of Ministers approval before they can own it.

Re: Swimming Pool license
Hi Barry If you wish the Management Committee to discuss lifeguarding the pool, which is a legal requirement, you should call for an Extraordinary General Meeting. According to the law: "The Management Committee may, whenever it considers expedient, and has the obligation to convene an extraordinary...

Re: Zone C3 Agricutural Land
Hi David
I don't know what you wish to do with your properties on your demise, perhaps leave it to your children in your Will?
However, as Brits can no longer own agricultural land there may be a problem if you leave your it to your children (assuming they're British or non-EU citizens.)

Hi David
There may be a further problem, I've just remembered that following Brexit there are restrictions on what Brits can buy - see Buying property in Cyprus and visiting post Brexit
Do you already have any property in Cyprus?
Cheers,

Re: No appllicants for committee
Hi Barry I've moved your question to the 'Communal Property Management' section. The situation is in a state of flux. If you check out the Department of Lands and Surveys ‘Citizens Charter’ , you see how it's possible to ask the Land Registry to manage the complex on behalf of the owners. The DLS pa...
