Re: Resale with title deeds
Hi Janet
Property Transfer Fees are payable every time ownership of a property changes hands (you can think of it like the Stamp Duty in the UK) and the deeds are registered in your name.
I'd be interested to know where you read a different view.

Re: property in cyprus
Hi, I guess you have a contract with a developer - and a mortgage with the Bank of Cyprus? Do you have copies of your contract of sale and your mortgage agreement? If you're having difficulties in making the payments, there's an article in my magazine that offers advice. You can find it at http://ww...

Re: Title deeds and bankruptcy
In the case that there is no mortgage and no debt on the house, and all the searches are satisfactory, what is the situation of the buyer with no title deeds in case of the bankruptcy of the developer? Let me put your mind at rest. If the developer has no prior mortgages or debts and all the search...

Re: Title Deed Question
Hi Brian I'm well thanks - off on holiday tomorrow for a few weeks. Your at the last hurdle - once the Land Registry has the division permit (and assuming all the other information has been passed to them) they can start the process of issuing Title Deeds for the properties on the development. But I...

Re: Contributions towards Communal Areas Insurance Premiums
Hi Ruthie Yes - you need to apportion the insurance charges on the same basis as all the other charges - according to the size of the apartments. If you need a copy of the law, you can download a copy (in English) from my website at http://www.cyprus-property-buyers.com/files/jointly-owned-buildings...

Hi Bob & welcome, Did you read the Interior Minister's recent statement on Title Deeds in the Financial Mirror? “ There is an effort to speed up the issue of title deeds, but more than 100,000 properties have not even been entered into the system and a further 25,000 have not even asked to be issued...

Re: Roof in disrepair
Yes they do have a responsibility.
Like everyone else, they should be contributing towards the upkeep, maintenance and the insurance of the commonly owned parts of the building - to the Management Committee.
The hotel chain will have the names of the other buyers.

Re: Roof in disrepair
Hi Jen, Properties usually come with a one-year guarantee against this type of routine fault. After that it's up to the buyers to maintain the property. Does your friend and the other buyers have insurance? If so, they may be willing to pay to have the roof repaired. But I'm surprised there is no Ma...

Re: Property Taxes
Hi Trish, I live in an annual Community Charge (I live in a Community rather than a Municipality or Town). You'll need to do the same. It get a bit confusing because the town charge is called an Immovable Property Town Tax (which is something different from the Immovable Property Tax paid to the Inl...

Thanks Marion,
I didn't appreciate that it was possible. Should make things easier for Alan.
