Re: The (accidental?) Imposition of Forced Inheritance.

Hi The Bear I published an article about changes to inheritance law in 2015 - Inheritance in the EU . "Under the new rules, the courts of the EU country where the person usually lived at the time of their death will deal with the inheritance and will apply the law of that EU country. However, citize...

Re: Branches of trees collection

You could try to find someone to take them away for you - perhaps someone with a twin cab. But they'll need to be paid for their troubles.

We have our trees cut every two years. As I recall the man with the skip charges us €50.

Re: Branches of trees collection

Hi shatulana I believe you're in Limassol? We're in Erimi and have a very large Green Point in Kolossi where we take our tree prunings and other items. It is very well laid out and has about 20 skips for various items ranging from furniture, sanitary ware and electrical appliances to medicines and t...

Re: Types of Title Deeds

Hi sailorpete "Full Title Deed" means the Title Deed is complete – it includes the land and the dwelling/building, the assessed value of the property for taxation purposes. "Title Deed Available" means the Title Deed is complete (as above) but its purchaser hasn't paid the Property Transfer Fees to ...

Re: Setting up a Committe

Hello serena and welcome to the property forum. The banks issued a circular last year regarding bank accounts for Management Committees. I was given a copy by the former co-op bank. It translates as follows: "We inform you that it is possible to create an account in the name of the Management Commit...

There's an article by Antonis Loizou on the subject that you can find at Houses on Agricultural Plots in Cyprus.

Have the restrictions been lifted Pan?

Re: Due Diligence on Lawyers

Unfortunately Sailorpete, the only thing you can is search their name on Google. The decisions of the Cyprus Bar Association are shrouded in secrecy. Unlike the US (and the UK) the results of their disciplinary proceedings are not publicly available. If you send me a pm, I can let you know if I've r...

Re: Leveling Land & Laying Concrete Driveways

Hi David

Just to add to what Pantheman has advised, I believe the land you're considering is classed as agricultural (because of the 1% building density).

If it is agricultural land, planning permission will almost certainly be refused.

Re: Finding owner of niegbouring property

Hi Barry

If the problem is caused by a defect causing the escape of water from a pipe, it will be covered by the communal insurance if the Management Committee has insured the building for optional items I listed earlier.

Re: Leveling Land & Laying Concrete Driveways

Hi Transmitter Man The first thing you must do is make sure you can build on the land and check that you can access the land over the rough track. If it part of the parcel you're considering buying you should have access. But if it's on someone else's land you may have to negotiate access. You also ...

Re: Selling a 2nd Property

Hi Shane and welcome to the property forum. You will have to pay CGT on the sale of the second property (which I assume has not been your main residence) - but not 20% on the total sales price. CGT will be calculated at the Sale Price minus the property's 1980 value (adjusted for inflation) at the r...

Re: selling and Brexit

As a seller, Brexit shouldn't affect you although a Brit wishing to buy your property may face some hurdles.

We bought property in Cyprus long before Cyprus joined the EU. It wasn't a problem.
