Re: Wooden Kit home building permit

Hi Frankie and welcome to the forum A couple of friends have timber frame homes that sat on concrete slabs - they are not classed as movable property because for one thing they have to fixed to the slab; they're permanent structures. You'll need to apply for a building permit and planning permission...

Re: Shared Roof

Hi wifeofgeordie & welcome to the forum Do you have the deed for the apartment? The reason I ask is that it's possible that your building has not been registered as jointly-owned as it only comprises four units. I can get a good idea of whether it is shared on the DLS Database. If it is shared your ...

Re: Capital gains tax liability on sale of villa

Hi Jack I concur with Pantheman - you can't change the contract. And the contract figure will be recorded at the Land Registry. The reason the developer recorded a lower sale price on the villa was to reduce his Capital Gains Tax liability. Didn't the Land Registry notice anything when you paid the ...

Re: Defaulting on mortgage

Hi Steve I'm sorry for you and everyone else whose homes are being destroyed by the landslide. I was there last week with a reporter & photographer from the Daily Mail and the Mail will publish the story - hopefully this week. If you stop paying the mortgage, the bank will almost certainly repossess...

Re: Land registry/title deed fees

Hi Bourne The Land Registry doesn't have and property valuation surveyors. They assess a property's 'Open Market Value' by referencing historic data of what similar properties in the same area as yours were bought for at the same time you bought yours. It's the estimated amount that a property would...

But won’t the bank then charge me to transfer to them?
Yes - the bank will charge. But it will be an order of magnitude less than the bank will charge to send you money to the UK.

Re: Establishing a Management Committee

Hi bagsound I'll answer your second question first. Anyone can be elected to the Management Committee - they don't have to be owners (if there are more than two or them) or even live in Cyprus - but they have to be elected. If there are two or less MC members, they must be owners. The minimum number...

Re: Title Deeds, Paschalis and Judicare

Hi Kirby I've checked the Department of Registrar of Companies and Official Receiver database and A.S.P. & K. PASCHALI DEVELOPERS LIMITED are shown as 'active' - so it seems they are still in business. Presumably you instructed your lawyer to apply for your Title Deeds - see Applying for Title Deeds...

Re: Planning to buy a Nissi-3 appt in Ayia Napa

Hello Vlad and welcome to the forum. Two important issues: 1. You need to instruct an independent lawyer to represent your interests . The UK Foreign & Commonwealth Office publishes a list of English-speaking lawyers that you can find at List of lawyers in Cyprus . But I suspect from your name that ...

Re: Green Area

Hi Barry

From what pissouriabc said, it's part of their commonly owned development - not an adjacent bit of land. (They'd be foolish to maintain it if it wasn't theirs.)
