Re: New Member Jackie

Hi Jackie & welcome, Let's hope your off-plan is finished before too long! Whereabouts in Paphos is it? Hope that your mum can find something close by. There's quite a bit of resale property around at the moment, so finding something to suit shouldn't be too difficult. Have a good trip and if you ha...

Re: New Member - Sheila

Hi Sheila & Mike, Pleased to hear that you've managed to get things sorted (although, Mike, not in the way that you may have wished). Trying to communicate with many organisation/companies here by e-mail and telephone is generally pretty hopeless. I don't know if it's something in the local psyche o...

Re: Costs in the Cancellation of the Contract of Sale

Hi Ped, Apologies for the delay in replying, I've been on holiday in Jordan for the past week. Legal fees do seem to be higher in Cyprus than in the UK - and the Cyprus Bar Association sets minimum fees for a number of tasks - drawing up a contract of sale to buy a property is one of them (it's base...

Re: Certificate of Final Approval

There are various reasons why a Certificate of Final Approval would not be issued: The builder deviated from the Planning Permission and Building Permits. After they've taken delivery, buyers make changes to the property before the inspection's been carried out. E.g. They put in a swimming pools, bu...

Re: Certificate of Final Approval

Hello Laura and welcome to the forum. Unfortunately, you can't get a Certificate of Final Approval - this is something your developer needs to sort out one the development covered by his Planning Permissions and Building Permits has been completed. This is a short version of how it works: Once the d...

Re: New member

Welcome to the forum Pippin and thank you for your comments. I receive quite a few email from people who've signed on the dotted line, returned home and then had second thoughts about their purchase. If only people would take their time and do things sensibly, they could avoid many of the problems. ...

Re: Mortgaging property without title deeds

My apologies for the delay Peter, I've only just spotted your post. There are many problems associated with not having Title to your property - the ability to raise a loan using the property as collateral is one of them. Without Title Deeds: You do not own your property and are therefore unable to e...

Hi Angie and welcome to the forum. It's a public holiday here today, so I expect Louise is taking a well-earned break. Here's some information on the subject of Stamp Duty from PricewaterhouseCoopers. You can read the whole document at http://www.pwc.com/cy/eng/ins-sol/publ/pdf/pwc_HoldingCom1.pdf "...

Re: Finding Info on IPT Tax payments

I'm not sure that a Freedom of Information Act would cover something like this. But if it's a limited company, then annual accounts will be published - and you can get these from Creditinfo Cyprus Ltd.

Re: Finding Info on IPT Tax payments

Hi Geoff, I don't believe there's any way you can find proof of payments made on your behalf without the co-operation of the developer. There's an article on my Cyprus Property News site about Immovable Property Tax and the information you should be getting from the developer regarding your contribu...

Re: Legal Responsibility

Hi Peter, If you bought from the UK, then I suspect that it maybe worthwhile getting advice from a UK lawyer about how to approach the problem with your agent. In my opinion, he should have advised you of the situation - but what he's legally required to do may well be another matter. The 'Title Dee...

Re: New member Peter

Hello Peter & welcome, I know that some of the overseas property marketing companies can be very persuasive! One of the pundits here reported that some of them receive as much as 15% commission, so there's a huge incentive for them to achieve a sale. I met up with a journalist a couple of years ago ...
