Re: Rent freeze law question

Hello, The rent freeze law applies only to properties in the rent control areas of Cyprus. You need to check this first. If your property comes under the rent control act then, not only will he claim a rent freeze, but he becomes a statutory tenant and the rent is governed by the council of minister...

Re: Title Deeds if Selling a Property

Hi mevz If you get your deeds now, you can work out what your Property Transfer Fees are likely to be by using the on-line calculator provided by the Department of Lands & Surveys . If you paid vat when you bought you have no transfer fees to pay, if not you get 50% off. Better to have the deeds up...

Re: Contract of Sale

You need to come to Cyprus and go to the police and report a theft. Your lawyer is most probably screwing you over sorry to say.
Transfer of money takes a few days only.
Good luck.

Re: 1980 value

Hi Nigel, We questioned this problem the last time we visited the Land Registry, without any success. Any further suggestions? Does, your original contract of sale not have a copy of the old title deed attached as an Appendix. Many do, check it. There is no reason that the LR will not tell you this...

Re: Buying agricultural land

Hello, that's useful however, my understanding is somewhat a little different and I would suspect that different districts would make different interpretations. So, this is where we differ: 1. The distance from the residential area is within 500m (you say 1.5km from centre, but who defines where the...

Re: Property Tax

Hi, you will not receive any invoices, it is your responsibility (government passed the law in 2013) to go to the tax office, fill out the appropriate forms and the tax office will determine if you are liable or not. Depending upon if it is in joint names and its value you may be exempt or may have ...

Re: Hidden Mortgage/Trapped Buyers Law

Dear Friend, I understand your confusion and indeed it is a very confusing situation, but I would like to clarify a couple of things. 1. When all these court cases came about, the Land Registries had decided to stop accepting anymore application and would suspend work on the ones already made pendin...

Re: Capital Gains Tax revisited

Thanks Pan. So you have to pay all taxes and fees before you get to registry. If the sale happens at registry then you have to find the tax before your actual sale? And do you have to have a contract of sale from a solicitor or can scribble something on a bit of paper. All help appreciated as if I ...

Re: Capital Gains Tax revisited

So do you pay the tax at the tax department or get a certificate that you present at the land registry? Can you make appointment or is turn up and wait? Here is an example of a CGT calculation, just put in the numbers you have and work it out. It should be close to what the Tax Dept. will do anyway...

Many thanks for the very helpful reply Nigel. One further question if I may - We have a document from the Land Registry which lists each apartment with the owner's name but it shows no other contact details. Are you saying that the Land Registry will have additional information such as the owner's ...

Re: Developer ignors laws & regulations

Hi Homeowner and welcome to the forum The government introduced incentives to kick-start the economy. The approval of hi-sise developments is one of them. Regards, Nigel, the incentives do not apply to high rise! The high rise is by special consideration (a clause in the law) and anyone with the ri...

Re: BREXIT Implications for Residents and Owners

Thank you; that is interesting. I had wondered, once BREXIT is effected; a) Will UK visitors require their new blue passports to be stamped on entering and leaving Cyprus and other EU countries? (As, I believe is now the case for other visitors from outside the EU) b) Will UK remain on the list of ...
