Re: Estate agent contracts

Robin, first off selling land is not as straight forward as selling a house, there are things you need to understand before you can even set a price. As I am on the east of the island I cannot point to any particular agency, but there are numerous you could contact if they would like to take it on a...

Re: Estate agent contracts

If you sign exclusively ( which you shouldn't ) then you cannot sell it and if you do he is entitled to his fee whether he brings the buyer or not. Simple answer, don't sign exclusivity , there is no gain unless he drops his fee to say 3%. Otherwise place it with 2 or 3 other agents on a no sale no ...

Re: BOUNDARY QUERY

Dear Clare, Welcome to the forum and sorry to hear about your issue. Your problem is repeated many times and this is a general problem within Cyprus today. Encroachment is not necessarily deliberate but has come about due to the measuring techniques used in the past. Given these are old properties, ...

Re: Title Deeds and the LRO

Hi Howard I don't know what the LRO are doing. I know for a fact that the LRO in Limassol has accepted certified copies of cheques to confirm payments to the developer. Regards, I also know for a fact that the Famagusta LRO in Paralimni has accepted a declaration from the lawyer as paid. Seems, the...

Re: Real estate agents list

Hello marathon Yes, there is website that lists registered real estate agents in Cyprus, you'll find it at http://www.creacyprus.org.cy/sek/page.php?pageID=1 - it's in Greek. But if you use Google Chrome as your web browser it has an in-built translation feature that's good enough. The page you nee...

Re: Selling a Communal Property with debts

The buyer's lawyer is totally at fault, for not ensuring his client is buying a debt free property. If it were me I would make him pay it if I had bought a property like that.

Re: Maintenance on owned land

Hi Bobensero and welcome to the forum. Yes this is correct, it needs to be kept clear of overgrowth, and any rubbish, however €800 is taking the p*ss, I don't know who told you this, but I suppose it also depends on the size of this land. If it is thousands of m2 then OK I can understand, but for a ...

Re: Title Deeds and the LRO

The lawyer you used to purchase the property in the first place can issue you with a declaration that you paid. This is accepted by the land registry.

Re: Down payment

Hi Gusha and welcome to the forum. I doubt you'll find a bank in Cyprus that will give you a loan without a 20%-30% deposit. The banks are much more risk averse following the hole they dug for themselves a few years ago. There is a company that may be able to help. See my earlier post at http://www...

Re: Repos through REMU

The REMU usually sell at 80% of the market value, not the 2013 value. So if you got it at 80% that's the norm. If you are happy with what you got for what you paid then the values are a little immaterial unless you were looking to flip it. In Cyprus, repo's are not as they are in the UK, here the ba...

Re: Rent freeze law question

Thanks Pan Correct me if I'm wrong but I think the Rent Control Law only applies to Cypriot citizens? Regards Nigel, I haven't seen anything that states this and in any case, I think it would be considered as a racist/discriminatory act if it were. The act was pass primarily for the housing of the ...

Re: Rent freeze law question

Hello, The rent freeze law applies only to properties in the rent control areas of Cyprus. You need to check this first. If your property comes under the rent control act then, not only will he claim a rent freeze, but he becomes a statutory tenant and the rent is governed by the council of minister...

Re: Title Deeds if Selling a Property

Hi mevz If you get your deeds now, you can work out what your Property Transfer Fees are likely to be by using the on-line calculator provided by the Department of Lands & Surveys . If you paid vat when you bought you have no transfer fees to pay, if not you get 50% off. Better to have the deeds up...
