Re: Mazotos Land Sales

You cannot get such info unfortunately.
The land registry holds such data available only to regulated valuers.
Cyprus real estate is not as sophisticated as other major countries.

Re: Building On Z1 Z3 Land

Z1 zone is 6% build and cover, i am not sure about Z3 at the moment. If you could build the max cover would be around 1500m2 in a 25000m2 plot. If the plot has no registered road access or right if way then you cannot get a permit. Even though these are protected zones they may make an exception for...

Re: Capital gains tax liability on sale of villa

Dear Jack, unfortunately, you will have to suffer the losses on this one, because: 1. You cannot now change the contract as the developer is unlikely to sign any new paperwork (causing him higher taxes!) 2. You will be incriminating yourself and the developer for tax evasion and could well get arres...

Re: Land registry/title deed fees

I think you should still go ahead with the objection. The land registry just like to make the rules as they go along. You can keep fighting this. Things to note, the valuation you had from the bank, (sorry to say Nigel), but may not be the forced sale value, unless you can see the valuation you won'...

Re: How to sell commercial property

Speak to your local estate agents, they may be able to assist you!

This forum does not really give such information as most here are asking about their own issues.

Re: Building on Agricultural land

Hello, the law didn't change, but is being more rigorously enforced. Your land still has the 10% build, but this does not mean you can just build on it. There are many criteria to satisfy and even then it may get refused. Without going through all of the criteria (there are other posts on here that ...

Re: Transfer title deeds

Yes you do. When you say purchased I assume you mean you paid him for it but no transfer has been made. If this is the case, then you and your father need to be present in Cyprus or you can give him a Power of Attorney to act for you. You will need a contract of sale, it'll have to be deposited at t...

Re: Cypriot Pervoli

I am considering buying what has been advertised as a Cypriot Pervoli (a small piece of agricultural land that is used for weekend retreats normally by local Cypriots). There is a very small house on it but the owner did not get planning permission. The land does have deeds. Will the government ask...

Re: estate agent agreement

Is it normal for the agreement between estate agent and seller to stipulate that the agent's 5% commission is to be paid as soon as contracts have been signed and not when the buyer has actually paid the seller? It is not normal, some agents put in what they want, if you are not happy with this, te...

Re: Immovable Property Tax

Yes, you have to reimburse the developer for taxes between 2006 - 2013.

You pay the tax (and all other dues) from the date your contract was signed and deposited at the land registry.

Re: VAT on land

that even if it is from an individual there might still be VAT If that individual happens to own several plots and sells more than one within X amount of years (and I am not sure what X is) When I said individual I mean a person selling his single plot of land. He may even own another 1 or 2, but i...

Re: VAT on land

Hello, Depends on the land. If it is agricultural then there is no VAT applied. If you are buying a residential building plot from an individual, not a company (developer or someone whose profession is to sell land plots) then there is no vat applied. If you are building your first permanent residen...

Re: Property Exchange

Yes, this can be done and it is deemed to be easier since no money is changing hands and, from what I understand, there is no CGT to pay as you are exchanging. What happens is that you will still need a tax clearance certificate, but when you go to the land registry, the person that takes the higher...

Re: Revision of 2013 Valuation

My Parting words are, for the present there is no IPT charged, but this may change in the near future and the valuation that'll be used will be the 2013 valuation and not the 1980 valuation.

Re: Revision of 2013 Valuation

The general valuation of 1.1.2013 is not the market value of the property. The 1.1.2013 valuation is used to calculate sewerage charges if you are connected and from 2017 it will be used to assess Municipality taxes as I understand it. This is the only time this valuation figure is used. What you pa...
