You can calculate as much as you like, make a nice milk maid bill, but in the end, when you just can't find a construction company who does it for the price then you have a problem. They are full with work and they don't bother to bid even. Believe me, we have been there.

If we knew before we would not have bought the plot at all.

We are now regretting it deeply. All my positive attitude about having a house here is gone. It is so much money and then you still don't get real EU quality but something that is ridiculous from our view.

We thought about that but in the end it was not worth it. The prices have sky rocketed in the last 2 years and tourism is in stagnation. Your landlord is most likely renting out a property that falls under the reduced VAT rule, so he actually is not allowed to rent it out at all. It is on you what you do with this information.

My guess is, it is illegal. You can ask, if he has a building permit first. If not, go to the municipality. You cannot add covered terraces and car ports as you like. Usually the developers have maxed out on the plot, what is possible. But try to talk with him first - he is your neighbor.

They count about 2000/m2 as ballpark figure these days. But given the various "quality" in Cyprus, it is not as easy.

Get an architect and get quotes. Prices are very variable and it also depends on what you want. I would not use a contractor or developer without an architect and it is not legal ...

We are sure it is the right plot, so this is sorted. I now have seen all available plans and they all look different then what our surveyor made. But the boundaries are not official yet.
