Asset Backed Loan
If i own a piece of land in Cyprus, with a 50% share, would i be able to get a loan by backing it with this security? I couldn't find any information on google about this.

Land Valued Less For No Apparent Reason
I own land in agia fyla 14,000m2, as some of you may know (due to many posts ahah) and I've read through my valuation report again, and it is valued at 1.3mm, 1.2 after no division in place deduction. I checked how it was calculated, and it says that it used similar sales as a decider. However when ...

Re: House Renovation Costs
Not right now, but i plan on travelling soon. My father just told me to ask the builders what 'needs' to be done in order for it to be habitable. He doesn't want any extra work like the solar panels listed in the list given to me (that i provided in my initial post)

Re: House Renovation Costs
Thank you for your reply. The list was given by a company that is willing to carry out the work for 50,000. We don't actually have an idea of what is needed, a relative just said the house is in bad shape and that we should get it checked. We know nothing else as currently, we are not present. If I ...

House Renovation Costs
I have a list of things that have been listed to be done by a contractor, but looking at the list, I can't justify the 50,000 EUR price they have quoted us. I am 99% sure us not being there present, and speaking English has had an effect on this quote. I will list the 'needed done' items here NEED D...

Re: Current Market in Limassol
Hi Pan, thank you for your reply. The land is residential, and it seems very expensive to divide that way if i'm being honest. I might not go for division to plots but rather a division into two 100% title deeds. We sent them the the offer to purchase the land to which none of them replied. My solic...

Re: Current Market in Limassol
Thank you for your reply Nigel. I understand the reasoning behind this, but my solicitor mentioned that it may take up to 5 years if co-owners are not on board with the division. And even if they are, she mentioned it would sill take up to/over a year. Rather than waiting, i was wondering if it woul...

Current Market in Limassol
Hello Nigel and team, (Also hello to pantherman as i know you are extremely active ahah) After obtaining the land (with the help of you guys) and sending out 3 notices to sell to the co-owners, i now wish to sell, but have a couple questions. Current situation is as follows, I own 50%, the other 50%...

General POA for lan transfer?
Dear all, I now have the land under my name that I was trying to transfer for around a year now. My solicitors I Cyprus have sent me a POA to divide the land (I own 50% and we need to divide to I own 100%) and then sell it. The POA they have sent me is a general POA with clauses. As I do not know mu...

Land Registry Delays
My solicitor sent in documents 2-3 weeks ago and we are still waiting for a date for the transfer of ownership. The firms said they have 2 more cases delayed and the land registry is just telling them to wait. Is there a reason for this? Is it normal to wait this much and if so anyone have a rough i...

Re: Property Tax Calculation
Only thing you can do is to keep hounding them until they get fed up with you. Better still visit the tax office and chase it. Failing this you are at the mercy of a broken incompetent system. They've told me they are way behind ours and doing Novembers documents and mine is end December (18/12). M...

Re: Property Tax Calculation
I don't think there's a way you can speed up whoever's calculating the IPT. Regards, Problem is they've told my solicitor that they are way behind our document, and that they have not even assigned anyone. We sent our documents on 18/12 and they've said they are doing November's documents. For exam...

Property Tax Calculation
My solicitors in Cyprus Limassol have applied to the tax office in Larnaca (where the property is registered) for the due taxes. Because taxes have never been paid until this date they mentioned it will take longer than usual to calculate. They are calculating the last year it was due which is I thi...

Re: Capital Gains Tax between Cyprus and UK
Hi donotjudge I believe it works the other way around - you pay CGT in Cyprus first - and then pay CGT in the UK less the amount you paid in Cyprus. Regards, Ah, apologies, I forgot to mention that yes, I pay CGT in Cyprus, and then pay CGT in the UK, and then claim back the CGT I paid in the UK so...

Re: Capital Gains Tax between Cyprus and UK
Hi Nigel, Thank you for your reply.
I will pay 12-19% tax in the UK but then claim it back as there is a tax treaty between the UK and Cyprus.
I will have to see what the valuation is.
Thank you!
