Surface Water Drainage law

Hi Nigel,
We are in the long process of trying to complete some work not finished by our developer in order to get our building permits and full title deeds.
The District Office require a plan of the existing drainage on the street.
The current drain installed by the developer takes water from the ...

Re: Difficulty selling without full title

Thanks for the explanation.
So the issue is that a non-Eu buyer would not get permission to buy from the local Council.
The property law that I managed to find didn’t make this clear.

Re: Difficulty selling without full title

Thanks Nigel,
I did read this, but what I don't understand is how our situation doesn't meet these criteria?

The total plot of land with the 4 houses on it is less than 4014 sq m. It's 3800 sq m including the road and green area, pavements etc.
Our undivided share with one house built on it is 750 ...

Difficulty selling without full title

Dear Nigel,
We bought one house on a small development 20 years ago. The developer transferred the land deeds to us in 1/4 undivided shares, then he completed the build of the 4 houses, the road, green area and pavements etc. He then went bankrupt without completing the licensing and handing over ...

Energy Performance requirements

Hi Nigel,

Do you know if the district office apply the latest energy performance laws to houses which were built before 2017 but are still without full title deeds ?
Our developer walked away and did not apply for building permits for some houses on our development and so the owners would need to ...

Horizontal Shared Title

Hi,
Can anyone explain if horizontal/ shared title deeds ( as opposed to vertical/separate title) are a disadvantage when selling or if it would cause any red flags for a potential buyer?

We are a development of just 4 detached houses built on a plot of land which is currently registered in shares ...

Land Registry

Is the Land Registry open to the public at the moment?
My neighbours want to collect their title deeds, they went to enquire at the Land Registry, but the doors were locked and they were told they had to make an appointment online but they can't find any information about how to do this.

How do we change our architect?

We own a house on a small development of 4 houses where the developer has washed his hands of us and walked away. All houses now have shared ownership on the land.
After a lot of investigation we have established the original planning permits for our houses expired after 3 years in 2006 and were ...
